Does your home meet the five Standards?

New Zealand rental properties are required to meet standards across five key areas: heating, insulation, ventilation, moisture ingress and drainage, and draught stopping.

All rental properties must comply with the Healthy Homes Standards from 1 July 2025, subject to applicable exemptions. Landlords must maintain compliance.

Compliant/ Non-Compliant

Your house will be assessed on all these areas. Should your property not comply to the standard in any of them, SInsulation will be happy to provide you with a quote to bring your property up to the required standard.

Heating standard

Landlords must provide one or more fixed heaters that directly heat the main living room. The heaters must be acceptable types and meet the minimum heating capacity required for the room.

Insulation

Insulation requirements are measured by R-value. The higher the R-value, the better the resistance to heat flow.

The South Island is climate zone 3, with minimum requirements of R3.3 for ceilings and R1.3 for underfloor insulation.

Ventilation

Rental homes must have openable windows in living rooms, dining rooms, kitchens and bedrooms. Kitchens and bathrooms must have extractor fans or an acceptable continuous mechanical ventilation system.

Moisture Ingress and Drainage

Rental properties must have efficient drainage for storm water, surface water and ground water. Properties with an enclosed sub-floor space must have a ground moisture barrier.

Draught Stopping

Landlords must ensure there are no unreasonable gaps or holes in walls, ceilings, windows, skylights, floors and doors that cause noticeable draughts. Unused open fireplaces must be closed off or their chimneys blocked.
